A proposed 28-story hotel on Providenciales will not be built on vacant Grace Bay beachfront properties west of the Seven Stars Resort or west of the Sands, says a Venezuelan group that has control of both properties. Desarrollos Hotelco Turks & Caicos Ltd. (DHTCI), a subsidiary of the Desarrollos Hotelco Group, and the group’s principal, Walter Stipa, issued a press statement July 17 saying they have nothing to do with a proposal to build three skyscrapers — one 28-story and two 22-story. “The Desarrollos Hotelco Group is currently developing plans for the construction of a five-star European-plan hotel resort, to be managed by a major luxury hotel brand, on the Sodalco site,” the press statement said. Desarrollos says it has acquired the 11-acre Sodalco site west of Seven Stars, and that it also has an option on the property west of the Sands that was formerly planned for a development called Mandalay. “It is also exploring the development of two additional European-plan resort hotels, each under the auspices of a major international hotel brand, on the Mandalay site. None of these proposed developments will be materially higher than the current highest building on Providenciales, which they understand to be the Seven Stars resort.” The Desarrollos Hotelco Group is based in Venezuela where it owns three hotels managed by Marriott. It is also the developer of a Ritz-Carlton resort on Aruba which is currently at an advanced stage of construction. A public hearing is set for 6 p.m. Wednesday, July 18, at the Gustarvus Lightbourne Sports Complex during which developer Skyline Development Co. will explain the plan for its triple skyscraper proposal. Current TCI laws do not allow the height of Skyline’s project, so those laws would have to be changed. The development has not yet acquired land. Hugh D. McLean, a Providenciales lawyer, issued a press release saying the project will create 502 construction jobs and 482 permanent full-time jobs when complete. Skyline’s Facebook page says the development would have 608 rooms/suites, 12,000-square-foot/600-seat conference centre, three restaurants (one rooftop terrace restaurant), racquet club, spa, business centre and commercial space. Skyline says the project will create more than $300 million in government revenue over the first 20 years. The project also will provide Turks and Caicos Islanders (Belongers) with discounts on racquet club memberships and commercial spaces, and feature management and apprenticeship programs for Belongers, Skyline says.
